Beware of a beware! - Chris, I am not aware of any formal complaint you have made regarding your allegations. The reality of the market is that there are a lot of buyers and not enough properties and this creates competitive bidding on numerous occasions. I cannot believe that we would "make up" offers as this is illegal and strongly against our company principles. The office you refer to has a huge amount of estate agency experience and Amy has a property degree gained at Cirencester Argriclutural College so I would describe her as a professional. We also have to deal and manage with a lot of disappointed buyers who do not get the property they wanted and it is understandable that they want to blame someone; often it is unfairly the estate agent.

BEWARE - I would strongly advice NOT to deal with these estate agents for property buying. They forced me to make an offer at an asking price by saying that somebody else had just done so. In reality this was not true and all they were trying to do was to cash in as much money as possible. Their whole approach is extremelly unprofessional and they employ inexperienced and badly trained individuals without any manners (ie a lady called Amy).

Avoid At All Costs. - I agree with the previous reviewer and I am a landlord. I have had several years of experience with this firm. Suffice it to say that I would now prefer to leave my property empty than deal with this cowboy outfit. Their management department is unprofessional, there is a high turn over of staff and they do the minimum required. Basically, they don't care. They get their fee regardless of performance. Even though they found my last tenant, I refused to let them manage my property. I didn't feel it was fair to the tenant. So I paid another company a higher fee so that the tenant would not have to deal with Bective.
You may have more luck with the negoiators who find the tenants. Some have been good in the past. However be warned. The last negotiator I had gave me a personal undertaking that a tenant had signed a clause when they had not. It caused me a grave disadvantage that has cost me a great deal. Save yourself the time, money, aggravation and stress. You have better things to do with your time and money than waste it dealing with this lot.

appalling! - Would give no stars if I could.
Rented for 10 months recently in Notting Hill.
Such a bad experience renting through them...the lies, the poor quality of the management staff, the lack of process, the shocking Capital Services they use for maintenance...The list goes on and I actually shudder remembering how frustrating it was.
SO GLAD I'M OUT!
And they were so inefficient we had to be law get all our deposit back - as they took 8 weeks and then I had to sit in the office and refuse to leave to get it.
Please spare yourself the hideous stress of having to deal woth this terrible company and rent/let through a more professional company.
If not, don't say you weren't warned!
